A new hotel for Rostock: ESC Building Group realizes sustainable hotel project in modular construction

The ESC Building Group, headquartered in Schwerin, is launching a groundbreaking hotel project in Rostock-Lütten Klein. A seven-story budget hotel with a total of 90 rooms will be built on the site at Trelleborger Straße 11a by the end of 2027 – realized using an innovative timber-frame modular construction method.

“This hotel will be another highlight for tourists and locals alike,” announces ESC Managing Director Eduard Schaumlefel.

Sustainability meets efficiency: Hotel modules from Schwerin

The project's unique feature lies in its construction: Each hotel room is a self-contained wooden module, prefabricated in the ESC Building Group's production halls in Schwerin – including the bathroom and interior furnishings. On site, the modules are then stacked on top of each other using the so-called "stacking principle." Only the ground floor, stairwell, and elevator shaft are made of concrete.

“This approach is not only sustainable, but also more cost-effective and significantly faster to implement,” says Schaumlefel.

Optimal location in a lively district

The new hotel is located in close proximity to the German Red Cross district office and the Sixt car rental center – directly on one of the main roads in the Lütten Klein district. Schaumlefel emphasizes the excellent location: "A lively district with good connections – ideal for business travelers and tourists."

The building permit application was submitted in January 2025. Construction is scheduled to begin in the fall, provided all permits are received in time.

ESC expands: Further hotel projects in Schwerin and Greifswald

In parallel with the Rostock project, ESC is also active in Schwerin and Greifswald. In the state capital, the former state bank is being transformed into a boutique hotel – also using modular timber construction.

In Greifswald, a hotel with over 100 rooms is being built directly at the museum harbor. Construction is scheduled to begin in the second quarter of 2025. Both hotels will operate under the new brand Horse operated.

Pioneering role in modular timber construction

With these projects, the ESC Building Group is one of the pioneers in modular timber construction in Germany. The neighboring major project – the new building for the Customs University in Rostock-Lichtenhagen – already uses the same construction method.

“We are convinced that the future of construction lies in modular, sustainable solutions,” explains Schaumlefel.
